About PropertyIntell
PropertyIntell is an NSW property planning intelligence platform. It pulls together zoning, development standards, environmental overlays, heritage status, and LEP data for any NSW property address — giving buyers, investors, agents, and developers instant planning context before they make a decision.
Anyone assessing NSW property: home buyers wanting to understand what they can build, investors evaluating development potential, buyers' agents conducting due diligence, and developers shortlisting sites. The Acquire module is particularly useful for scanning large numbers of active listings against planning controls.
All of New South Wales. Data is sourced from the NSW Planning Portal, NSW Spatial Services cadastre, and local council heritage registers — covering all LGAs across Greater Sydney and regional NSW.
Reports & Data
Each report covers: planning zone and LEP instrument, FSR and height of building limits, maximum GFA, land area and frontage, environmental overlays (bushfire, flood, acid sulfate soils, biodiversity, riparian), heritage status (local and state), CDC eligibility, permitted land uses, constraint flags, development yield estimates (duplex, townhouse, apartment), and an AI development score with acquisition commentary. Reports can be exported as PDF.
Planning data is fetched live from NSW Government and council datasets at the time of report generation. LEP amendments, rezoning decisions, and overlay updates are reflected as they are published by the relevant authority. Always verify findings with the relevant council before making decisions.
The AI development score (0–100) is generated by our AI model, which analyses the property's planning controls, constraints, yield estimates, and value metrics together. It gives a relative indication of development potential — not a financial or legal recommendation. Use it as a screening tool, not a substitute for professional advice.
No. PropertyIntell reports are indicative only and should be used as a first-pass research tool. Data may not reflect the most current planning controls, council amendments, or site-specific conditions. Always consult the relevant council, a town planner, or a solicitor before making any legal or financial decision about a property.
Acquire Module
Acquire is an interactive map of NSW properties currently for sale, overlaid with planning intelligence. You can filter by zone, constraints, land area, frontage, and price — then click any listing to see its full planning profile and generate an AI acquisition report.
Live residential listings are sourced from Domain.com.au via their API. Listings are geocoded using the Geoscape G-NAF cadastral dataset for cadastral-precision coordinates, then enriched with NSW planning data.
Listings are refreshed daily via an automated workflow. Newly listed properties and price changes from Domain.com.au are picked up within 24 hours.

Yes. Cancel your subscription at any time with no penalty. You'll retain access until the end of your current billing period.
You can purchase additional reports at your plan's extra report rate — A$24.90 on Starter, A$19.90 on Professional, and A$14.90 on Agency.
